Proposal for Sale of Commercial Lands- Sotterchaya

When land is bought and sold, the seller must formally offer the land for sale. If you want to sell land in a commercial organization, it is mandatory to offer land for sale. Below is a sample proposal for sale of land:

Proposal for Sale of Commercial Lands

We, the Warishans of Samuel H Johnson (also known as SH Johnson) son of Martin H Johnson; and Marry H Johnson, wife of Samuel H Johnson; being the owners of the commercial lands located at Dampara, Chattogram, wish to sell these commercial lands.

We hereby propose this 'Offer of Sale of Commercial Lands' (as described in schedule below) to 4S Company Limited, under the following terms and conditions:

1) SCHEDULED PROPERTIES

Schedule-A Property is located in Dampara, Chattogram, totaling an area of ……… decimal, with the offer value of BDT ………… (Taka …………. only) per decimal, totaling an amount of ……………. (T………….. only);

Note: 4S Company Limitedhad setup its head office in the Schedule-A property at its own cost and has been using the premises since the 1990s.

Schedule-B Property is the Palm Garden located in Maizdi, Chattogram, totaling an area of ………….decimal; with the offer value of BDT ……… (Taka ……………. only) per decimal, totaling an amount of BDT…………….(………………………… only)

2) TERMS OF SALE

The total offered value shall be paid as per Warishans' succession ratio of the scheduled A and B Properties, upon execution of joint/ several registered 'Agreement for Sale' (Bainanama).

The land will be transferred through registered 'Deed of Sale' after mutation, in the name of all Warishans of Samuel H Johnson & Marry H Johnson.

3) PAYMENT SCHEDULE

50% of the total offered value shall be paid as advance to the Warishans. The balance 50% is to be paid by 1st of December, 2023.

4) OFFER VALIDITY

This offer is valid until 20th of March, 2024.
